Laws & Regulations

Employers are required to carry out fire safety assessments under the Regulatory Reform (Fire Safety) Order 2005, the Fire (Scotland) Act 2005 as amended, and the Fire Safety (Scotland) Regulations 2006. They have to assess the risk of fire and explosions from work tasks involving dangerous substances and eliminate or reduce these risks. 

General fire safety hazards

Three things are needed for a fire to start:

  1. A source of ignition (heat) – Anything that causes sparks or can get very hot, such as electrical equipment, lighting, heaters, cigarettes, etc.
  2. A source of fuel – Anything that burns, such as paper, wood, foam, rubber, furniture, etc.
  3. Sources of oxygen, especially the air we breathe.

Fire safety risk assessment

Most fires can be prevented. Employers, and building and property managers must adopt proper behaviour and procedures to prevent fires at work and in facilities where people have access. Some important procedures and measures are fire safety risk assessment and fire drills.

You need to carry out our fire safety risk assessment and keep the information up to date. Employers must review and update the risk assessment on a regular basis.

Make sure you identify flammable materials, potential sources of ignition and fuel and the workers that could be at risk. The assessment should include checking that all the fire exits and escape routes are unobstructed and clearly marked all the time.  

Based on your findings, you have to put in place appropriate fire safety measures to prevent loss of life in the event of a fire.

In addition, you should ensure any sources of ignition and flammable substances are kept apart.

All business owners and building managers need to ensure that fire extinguishing equipment is working properly to put out a fire quickly. Here are other measures that you can take to avoid accidental fires:

  • Installing fire alarms, heat or smoke detectors or smoke alarms.
  • Ensuring heaters cannot be knocked over.
  • Making sure there is no build-up of rubbish that could serve as a source of fuel.
